## Local knowledge (Hornsby specifics)
- Two things decide plumbing across Hornsby Shire, and neither is soil or climate. One is a council rule about trees. The other is whether there is a gas main in the street at all.
- **Tree protection.** Hornsby is "the Bushland Shire". Council strengthened protection so that ALL trees are protected except a limited list of weeds and hazards. Trees over 5 metres tall, or with a canopy spread over 5 metres, require Council approval to prune or remove: an application of roughly $150 to $250, about 3 to 4 weeks processing, and it can be refused.
- Exemptions are narrow: a trunk within 3 metres of the foundation of an approved building; a tree Council accepts is dead or dying and not fauna habitat; a tree under 3 metres and not in bushland. Exemptions do NOT apply within a Heritage Conservation Area, a Locally Significant Ecological Community, or an Endangered or Critically Endangered Ecological Community.
- **The plumbing consequence, and it is the single most useful thing to tell a Hornsby homeowner:** everywhere else the standard advice when roots crack a sewer is to deal with the tree. Here you usually legally cannot. The tree over a sewer line is almost always more than 3 metres from the house, so the foundation exemption does not help, and it is over 5 metres tall, so it is protected. The repair has to be designed around a tree that is staying, which makes root cutting followed by a cured liner the answer that actually holds: it closes the entry point permanently without touching the tree and without a permit.
- The protection extends to the root zone, not just the trunk, so trenching near a significant tree is its own approval question. That is a further reason to locate a fault precisely and open one small hole rather than run a trench.
- **Gas splits two ways.** The rail corridor suburbs have reticulated natural gas. The rural fringe, Galston, Arcadia, Dural and Glenorie, largely has NO mains gas network and runs 45kg LPG bottles for cooking, hot water and heating.
- Natural gas and LPG are supplied at different pressures and appliance injectors are sized for one or the other. A natural gas appliance connected to LPG over-fires and is not safe. Most quality appliances have a manufacturer's conversion kit that changes the jets and regulator setting; that work is licensed and must be certified. Some appliances have no kit available at all, so check before purchase.
- The normal domestic LPG arrangement is two 45kg bottles on an automatic changeover regulator. Bottles must stand upright, restrained, in the open, with clearance from ignition sources, drains, pits and openings into the house, because LPG is heavier than air and a leak sinks and collects rather than dispersing.

Heat pumps work by extracting heat from the surrounding air, so efficiency falls as that air cools. They remain viable and space to site one is rarely a problem here, but brochure running costs assume milder conditions.
- On a vegetated, sloping block an escaping leak can surface into undergrowth or a gully nobody walks through, so absence of a wet patch proves nothing. The meter test is the reliable check.
- Sydney's water is soft, averaging about 43 mg/L, so a failed hot water system here is a spent anode or element rather than limescale.
