Two things make a leak here different to a leak in a tight suburban street, and both come back to what is growing.
The first is that roots are not only a sewer problem. A tree looking for water will grow against and around a pressurised line as readily as into a cracked one, and over years that contact works on joints and fittings. A water service running thirty metres across a treed block passes a lot of opportunity.
The second is what you can do about it once you have found it. Tree protection in this shire extends beyond the trunk, so trenching through a protected tree's root zone is a question rather than a given. On a leak sitting near something significant, a precisely located, small opening is not just cheaper than a trench, it may be the only version of the repair that is straightforward.
Add the terrain. On a bush block an escaping leak can surface into vegetation, down a slope or into a gully nobody walks through, so there is frequently no wet patch anywhere you would think to look. The meter is the honest test here, not the lawn.

Most writing about roots concerns the sewer, because that is where the dramatic blockages happen. But a tree is looking for water, and a water service is full of it under pressure.
Roots will not punch through sound copper, but they grow against it, around it and through the ground beside it, and over years that contact and movement works on joints and fittings. On a treed block with a long service run, that is a genuine and under-discussed cause of the slow leak you cannot find.
It is easy to assume that if the tree is staying, the ground around it is still fair game. In a shire this protective of its canopy that is not a safe assumption, and trenching through a significant tree's root zone can be its own approval question.
Practically, that means the repair plan has to be made with the tree in mind. Locating precisely so the opening is small and placed away from major roots is the difference between a straightforward job and a complicated one.
Escaping water follows the ground. On a sloping, vegetated block it can travel and emerge in undergrowth, down a bank, or into a gully at the rear that nobody walks through from one month to the next.
So the absence of a wet patch proves nothing here. Turn everything off, watch the meter, and if the dial moves, the water is going somewhere regardless of whether you can see it.
Under heavy canopy, ground stays wet longer and people reasonably attribute a soggy patch to shade and poor drainage. Often that is exactly what it is.
But a leaking pressurised line produces an identical symptom and does it continuously, including through dry spells when everything else has dried out. That last detail is the tell worth acting on, and the meter test costs nothing.
Water from a slow leak travels before it surfaces, so the visible damp is frequently well away from the failure, especially on sloping ground.
Acoustic listening follows the sound of water escaping under pressure along the line itself, and thermal imaging maps where hot water is going. We then mark the position on the surface, which is what keeps the repair to one opening in the right place.

Turn the water off at the meter, usually at the front boundary, clockwise until it stops. On a large or rural block that can be a walk, so it is worth knowing where yours is before you need it. If water is anywhere near a light fitting, a power point or the switchboard, kill the power at the main switch first. Then open the lowest tap you have, generally an outside garden tap, so the pressure drains out there rather than into a ceiling.
That is a real question here and worth asking before anyone starts. Tree protection in this shire does not stop at the trunk: a protected tree's root zone matters too, and cutting a trench through it is not a neutral act. So on a leak sitting under or beside a significant tree, the plan has to account for that rather than assume a machine can just open the ground. Usually there was warning that was easy to miss: pressure that has dropped over a few years, a stain that dries and returns, or a bill drifting up without a change in the household. But a pressurised line losing water underground produces exactly the same symptom and it runs continuously. The meter test separates the two in ten minutes, and it is worth doing before another quarter's bill arrives.
Usually the damage is and the pipe itself usually is not. Most policies cover water damage to the building and contents from a sudden burst, exclude the cost of repairing the failed pipe, and exclude damage from a leak that has been seeping gradually rather than bursting. On a big block a service line leak often causes no building damage at all, so what you are really out is the water. Sydney Water has a concealed leak allowance in some circumstances and it needs the repair documented, so keep the paperwork.
